1. Introduction

This document has been written following a meeting between Danny O'Sullivan of Professional Funding and Tim Joyce of HOOP Ltd. It proposes a web site for flexible-mortgages.co.uk.

The focus of the site needs to be to encourage visitors to fill out a mortgage application form that will be emailed to a mortgage adviser.The adviser will find an appropriate fit from an extensive panel of lenders.The form is chameleon-like as it can be electronically rearranged to suit different lenders.Initialy one form is filled in but at a later stage when a lender is selected the form reconfigures to lender's format.

Despite above the form will be friendly,easy and enjoyable to complete.It will contain clear instructions as to how it can be filled in off-line to prevent applicants wasting money.

The site will also include information on mortgage-related matters and a mortgage- calculator to assist in judging ball-park costs.

Long-term the site will mainly target IFAs and other professional advisers. Initial marketing will concentrate on direct customers. For everybody we will allow a degree of personalisation, i.e. If they get part way through the form, we will let them save where they are, and come back later. To achieve this we will be allocation ids and passwords. To avoid disputes all alterations will be date-recorded.

 

2. Site Design

2.1 Home Page

The Home Page will give an overview of the site and convey exactly the purpose of the site quickly to the visitor. It will allow access to each of the sections of the site:

It will also allow people to log-on to the site. This will allow people who have only partly completed the application form to fully complete it. It will also allow IFAs and other professionals to record information about themselves, so that they don't have to repeat it on every application form.

 

2.2 The Product

This page will describe details of various mortgage-types.These will include Special Deals,Flexible-Mortgages,Buy-To-Let,Commercial,First-Time-Buyers, 100% Mortgages,Negative Equity,Debt-Consolidation,Capital-Raising. .

 

2.3 Repaying Your Mortgage

This page will describe the main advantages and disadvantages of various methods of repayment.

 

2.4 Protecting Your Mortgage

This page will cover the types of protection mortgage applicant(s) should consider.

 

2.5 The Mortgage Calculator

The mortgage calculator will allow vis itors to the site to enter some simple figures, and see what their mortgage will cost them in monthly payments.They will input term,method of repayment and interest rate.Tim can consider the possibility of offering an enhanced calculator which would allow details of the best schemes available to be searched. This would require regular upgrading and a more subtle programme. The benefits of an enhanced calculator include improving the overall site value and offering the searching mechanism to search-engines in return for free advertising.

 

2.4 Form

The application form is long and complex. Every effort will be made will be made to keep it as straightforward as possible. Information will be collected on an initial screen that will ensure that we only ask questions that are appropriate. The form will be split into 'logical' screens of information. At each stage the user will be able to save their information and return to it later. It is not a problem to simply ask a single question on a page. An option will be given to allow the applicant(s) to obtain a decision in principal, by filling in only a few fields. They can then come back at a later stage to complete the application. In each section applicant will have opportunity to manually input information to allow them freedom of expression if questions do not quite allow them to say what they want.

The form will be broken down as follows:

  1. Initial Screen - Broker or direct? Type of mortgage, number of applicants.
  2. Personal Details, to be completed by both applicants.
  3. Occupation and Income - Either employed page or self-employed page.
  4. Borrowing Details. This section is fairly complex, and will probably be split down further.
  5. Credit History

The form will have a 'status' page that will allow applicants to see if they have completed all the relevant sections on a page, and get at them to edit them easily.As with rest of form this can be easily printred as a reminder to take home. Applicant or broker also has option of printing entire application and submitting it by post or fax.

2.5 Links

This page will provide useful links to appropriate sites. It provides us with a page that we can easily use to exchange links with sites that are promoting us.

 

2.6 Contact Professional Funding

This page will be entitled 'Get Financial Advice'. It will allow visitors to the site to send an email or phone an adviser vetted by Professional Funding. In order not to upset other IFAs, will will simply state that IFAs can contact Professional Funding to become partners .

 

 

 

3. Other Considerations

3.1 Hosting and Domain Name

It is our intention to host the site in the US, where we can obtain very competitive web space costs. Web space costs about $25 per month. The domain name flexible-mortgages.co.uk had already been registered, and will simple need to be transferred to the new ISP.

 

3.2 Maintenance

The site will require regular maintenance, to change text details ,accommodate progressions , correct mistakes etc.. It is envisaged that the site will grow in the future with the addition and alteration of features.

 

4. Promotion

The success of the site depends heavily on strong promotion. This will be conducted both on and off-line. We will particularly target IFAs and other mortgage professionals.
